I love the house, area and large yard. The plumbing needs re-running, needs a new water heater, kitchen and bathroom needs updated .. but more importantly, it needs new carpet and a fresh coat of paint. This is a bank owned home. Post compensation value of the house would be about 80k (comparable). Should I estimate the entire work to do and negotiate (including cosmetic work)? Since it is a bank, I do not know how marketable they are. Should I include the Inspector's report with my tender? They are asking 70K, but the agent property states that "they are very negotiable." I hope to 50k.
You can negotiate the price. Write an offer property for the amount you think it is worth. Make an offer coningent home inspection to your satisfaction. After inspection the house is done and you have a list of all the things in the house must be replaced, give a copy to the lender gives the lender the option to either repair or give you a break in the purchase price.
